Key Box Rules and Restrictions
It is up to the seller to choose whether or not they want a Key Box. If seller requests an Key Box, a deposit will be collected prior to shipping the box to the seller. The seller is responsible for all key box shipping fees, lost key boxes, or damage to the key box.
A key box is attached to a seller's property designed to hold access keys to the property. This key box will allow access to the inside of the property by agents, inspectors, appraisers, and prospective buyers. If the property is not occupied by the seller, seller warrants that occupants' permission has been obtained for the use of this key box.
Once a key box is installed, it can only be opened by a licensed member. It is the seller's responsibility to remove the key box. Usually, the Buyer's Agent will agree to remove the key box. However, seller may need to locate an agent and pay this agent to remove the key box. If you are unwilling to contact a Buyer's Agent, other realtor, or individual with key box access to remove the key box, DO NOT SIGN UP FOR A KEY BOX. Retrieval of the key box is NOT included in the rental fee. No exceptions.
Seller will receive a key box deposit refund from $500 Realty provided that:
• key box is returned in good working order
• good appearance (free from paint, stickers, or gouges)
• key box is returned within 7 days from escrow closing or 7 days from cancellation of listing.
ADDITIONAL CHARGES: Not removing a key box from a seller's property is a violation of the rules and regulations. Should the situation occur where $500 Realty must remove the key box, from the seller's property, seller agrees to pay $500 Realty an additional $200.00 to remove the key box from the property. $100.00 fee for Key Box on $100.00 plan along with $100.00 refundable deposit.
