Real Estate Commissions - who pays?!

We are asked this question over and over again.  It IS confusing!  Let us try to clear up some of this confusion around buying a home and selling a home and who pays the commission.  First, only licensed real estate agents earn buying or selling commissions (at least in WA State that is). 

 Ok, so how does it work?

Selling Office Commission AKA the commission the agent earns by showing you a few homes is paid for by the SELLER.

Listing Office Commission AKA the commission the agent earns by listing the home on the MLS and this real estate commission is paid for by the SELLER.

If you are a buyer then it does NOT cost you to work with an agent to find you a new home or condo.  If you sign a Buyer’s Agency Agreement then you could be contracted to pay a commission - ASK YOUR REAL ESTATE AGENT ABOUT THIS IF YOU HAVE ANY QUESTIONS!!!

$500 Realty earns the Selling Office Commission and returns 75% of this commission TO THE BUYER on or after closing!

Of course there’s always more details around this but these are the basics.  Contact us or ask your local real estate agent about the buying commission or selling commission.  It can be confusing!

Buying A House

Buying your first home, second home, rental home, or commercial property can be a daunting task.  $500 Realty can help!

 LOCATION, LOCATION, LOCATION!  We know, we know…you’ve heard that over and over, but it is SO TRUE!  You can change the carpet, you can change the landscaping, you can change the paint color but you can NOT change the location!  Choose wisely when selecting your next home or investment property.  Talk to real estate experts (us!) to help you identify and determine the neighborhood or market climate.

PRICE!  Everyone loves to get a good deal on a home or investment.  But what is a “good price”?  Have you looked at closed sales from 3 months ago? 6 months ago? 12 months ago?  What is the market telling you?  Are prices stabilizing or are they decreasing?  If so, by how much?  Identify these issues BEFORE you decide…is this a good price.

How Do I Price My Home So That It Sells Fast?

Listings, listings, listings!  There are real estate listings EVERYWHERE!  However, which ones are selling?  Why are they selling?  Simple.  It’s very simple.  Price your home right and it will sell.  Ask any agent (ask us first though! :->) and we can show you the homes that have sold in your neighborhood and how long they were on the market.  Sure, a clean home in a great location will sell…but it still must be priced right.
